MAXIMIZING EVERY SF
This 10-floor apartment hotel opened in 1928 and fell into vacancy and disrepair in the 1970s. Efforts over the past two decades to renovate fizzled due to lack of funding and steep depopulation of Midtown over the past 50 years.
Exact leapt at the opportunity to restore 118 affordable housing units into the neighborhood which has become majority single family homes, out of economic reach to many Kansas Citians.
In an effort to also contribute to the resurgence of the Main Street commercial corridor, Exact partnered with the experienced owners/operators to create a street level and rooftop bar and bistro.

Exact Architects has designed two identical four story multifamily buildings with various floorplans and layouts to suit the varied family sizes and desired rental rates for the neighborhood.
The design adheres to the Troost Overlay Design Plan's transparency requires and balconettes further visually brighten and incorporate the units into the neighborhood.

Exact partnered with an Opportunity Zone Fund to rethink three existing buildings located in the heart of an entertainment district poised for a resurgence.
Exact sourced an experienced operator to revamp an existing building into a bike trail oriented taphouse, and worked with an existing operator to add a rooftop and entirely new interiors to another building.

OVERHAUL
FOR THE COMMUNITY
Beginning life as Immaculata High School in 1923, this historic building has been thoughtfully restored into a one-of-a-kind community centerpiece.
Exact preserved its traditional-meets-mid-century design, including nods to the alumni who still reside in the surrounding community.
Exact restored elements like the gym and theater as multi-purpose spaces.
We designed a salon and spa space that can serve guests and locals alike.
Since opening its doors, we’ve been proud to see it become a real community staple brick by brick, where local residents gather to share in the moments past and make new memories.
Exact Partners converted the blighted Wonder Bread factory into modern housing and commercial storefronts to add fuel to existing neighborhood efforts to bridge the social and economic divide of Troost. The Campbell Baking Co. factory shuttered its doors after nearly a century as Kansas City staple that provided food and jobs for thousands of KC residents.

SOMETHING FOR ALL
Exact sought service- and wellness-oriented local commercial partners, like Freight House Fitness, Blip Roasters, BikeWalkKC’s headquarters and Homeroom Health Pediatric Center to join their catalyst project and create an estimated 80 jobs. The 87 modern apartments with an industrial edge within the historic Wonder have attracted a diverse tenant mix of age groups, backgrounds, and professions dedicated to the revitalization of Troost.

SIX AT PARK
Six at Park was conceived as a full court press to add density to the outer edge of downtown Parkville, MO. The streetside retail marries this modern building to the surrounding historic homes and businesses, while introducing new housing to a rapidly populating and desirable area.
HYVEE ARENA
Located in Kansas City’s Historic West Bottoms, Hy-Vee Arena is the Nation’s first multi-level, multi-functional sports complex. Two separate floors house 12 hardwood maple courts, dining, businesses, and retail space offer an unparalleled experience. That’s over 82,000 square feet of column free space.

SPACES
The four lower level courts are striped for NBA and Collegiate regulation. The upper bowl has eight High School and Collegiate regulation courts. Courts are lined for basketball, volleyball, futsal and pickleball. In addition, the arena has one of the longest indoor tracks at 350 meters featuring five racing lanes and Mondo track surface.
